Fees or expenses

Residential

We do not charge fees to arrange standard residential lending. We are paid by the lender and so long as the loan is not repaid within the clawback period, there is no fee due from you to us. This can be up to 5 years.

Commercial and Business

In certain circumstances the commission we receive does not reflect the work involved and in some cases no commission is available. In that situation we will issue a separate fee agreement for your review and signature prior to commencement of the work.

Conflicts of interest and commissions

Disclosed conflicts

The Finance Factory is part-owned by The Property Factory which also owns THRIVE Investment Partners. The Finance Factory is paid by the lender but must act in your best interests.

To ensure our advisers prioritise our clients’ interests:

  • We follow an advice process that ensures our recommendations are made appropriately, based on clients’ goals and circumstances.

  • All our advisers undergo annual training about how to manage conflicts of interest.

  • We maintain registers of conflicts of interest and the gifts and incentives we receive. These registers are monitored regularly, and additional training is provided as required.

  • We undertake an annual independent Compliance Assurance Review by Strategi.

Director/advisors receive a shareholder’s salary and/or drawings and no direct commission. Employee advisors’ advisers receive a salary as an employee of The Finance Factory. They are also eligible to receive a small bonus/incentive on a per loan basis. However, this amount is not significant in relation to the adviser’s salary. The incentive is determined by many factors such as good conduct and behavioural competencies, as well as successfully arranging funding for clients.
